Four home features could add £27k to value – from fast internet to windows

The property ladder can be a tricky one.

Sometimes the process of selling and buying a home could take months.

But if you're after a stress-free experience, sometimes all it takes is understanding how to add value to your home.

According to the Office for National Statistics, incorporating home features to make properties stand out is very beneficial.

In fact, the number of residential properties sold in England last year increased by 10% as a result of this.

Some changes could include installing a modern kitchen, or even building an en-suite bathroom in your bedroom.

Here are a number of home features that experts reckon will add value to your home.

Double glazing

Property experts say new double-glazed windows will add value while making a home more "sellable".

Alex Harvey, from Henry Adams estate agency in Sussex, said: "Buyers of period homes want wooden window frames.

"Don't plastic in or they'll start discounting the price.

"We've sold an Edwardian terrace cottage for £40,000 more than predicted two years ago.

"All the owners did was replace single-glazed windows with wooden framed double-glazed windows costing £18,000."

Double glazing can boost a property's value by a whopping 10%.

En-suite bathrooms

New-build houses usually fit them to two or more bedrooms.

Carole Ann Evans, from Hampshire agent Morris Dibben, said an en-suite bathroom is an "ideal" addition to any home.

She added: "If you have a four-bedroom house with just one bathroom, add another – an en-suite to the master bedroom, ideally."

Having new taps with a heated towel rail and power shower is a good shout, as well as a glass shower screen over the curtain.

This can also add 10% to a home's value.

Faster broadband

A study by Rightmove involving 3,000 potential buyers showed that they avoid properties with sluggish broadband.

If a home is in a poor reception area, satellite broadband should be fitted with a dish.

Just note faster broadband can add anywhere between 5-10% to a property's value.

Broadband costs between £17 to £55 per month depending on capacity as the dish and installation is free.

Kerb appeal

Something as small as a kerb can add 10% to a house's value.

Property expert Kate Hardwick, from Smiths Gore, explained how "simple improvements" can make a huge difference.

She revealed: "More people are looking at houses from the 1950s, 1960s and 1970s.

"Simple improvements like rendering unattractive brick and replacing concrete roof tiles with slate increase kerb appeal and value."

Even hanging baskets, flower pots and having a freshly painted door can create a welcoming impression.
