Hoarder house on the market for £110k – but new owner will need to tackle mess

A Grade-II listed house with sea views could be the ultimate renovation project as it comes under the hammer with a guide price of just £110,000 – if you’re up to the task of tackling the rubbish-filled rooms.

The ‘hoarder house’ has remnants of previous owners’ lives, including clothes and newspapers strewn across bedroom floors, old furniture such as a TV and sun chairs in the basement, and other tidbits across the property.

But those willing to tackle the challenge could be well-rewarded as estate agents expect the three-bedroom property could be worth an incredible £150,000 more if you’re willing to tackle the rubbish, collapsed ceilings and damp.

Situated in the heart of a conservation area in Ramsgate, Kent, it’s a stone’s throw from both the beach and train station, where the high-speed link gets into central London in 75 minutes.

The average price in the area is £250,000, so it could be quite a bargain – especially as the location offers a view of the ocean in the distance.

But you’d need to be prepared to get stuck in, as the rooms are in a state of damp and disrepair.

The property was one of the local council’s first shared ownerships, and when the leaseholder died in 2020, Thanet District Council bought back the shares to become the sole owner.

According to independent valuers, the property at Number 18 Albert Street would be worth £260,000 if all four floors were refurbished from top to bottom.

‘This property needs complete refurbishment, but it will be well worth the effort,’ Jon Rimmer, the appraiser at Clive Emson, which is auctioning the property, said.

‘It’s close to Ramsgate’s Royal Marina and town centre and is very roomy inside.’

For budding house renovators keen on nabbing a potential bargain, the Albert Street house will be up for auction next Wednesday (22 September).
